• Liabilities – This is huge! Most FSBOs don’t disclose everything that must be disclosed. Paperwork is often vague or omitted.

• Inspections and repairs – Inspections are often overlooked, causing more possible liabilities.

With the lack of homes for sale in Green Valley, what’s a buyer to do? Buying a new home just might be the answer to this question. There are several new home builders in Green Valley. Pricing starts in the low 200,000’s and the sky is the limit.
The idea of “Getting It My Way” or “That New Home Smell” sounds fun, but it’s not always the case.
Here are some tips you should know:
• Have Representation. The builder’s sales counselor represents the builder, not you. They are trained to be nice but don’t be fooled, they represent the builder. On your 1st visit to the model center you must have your Realtor with you or you lose the right to have the agent represent you.
• Read All Documents. Be sure to read and understand all documents before signing. The contract is written to favor the builder. (See above) Ask questions!
• Understand The Builder’s Policies. The market is hot, so most builders are not inclined to make any changes. This is why you need a good Realtor who knows the process.
• Hire a Home Inspector. It’s the best money you will spend, assuring you the home was well built, or what needs fixing.

For the past year, we have been in a seller’s market, and it looks like it will stay a seller’s market for the near future at least. The inventory of homes for sale is low. Prices are up. • Get an experienced agent who knows Green Valley. Ask him how he plans to market your home in order to get the most out of it.

Have you heard of Opendoor – the “new” way to sell your home? It sounds great, doesn’t it? Sell your home fast without any hassles…Give them your address and they give you an offer, sometimes without ever seeing your home!
A good deal? Maybe not.
These types of companies aren’t new – they’ve been around a long time. They’re just real estate investors looking to buy your home as cheaply as possible and sell it at a profit. If you do get a good price on your home, watch out for the fees! You’ll also have to make all the repairs - or, they’ll make the repairs for you, and then lower your quote.

The first question Realtors are always asked is, “How much is my home worth?” This is a tougher question than ever to answer. The housing market in Green Valley is continually changing. There are fewer homes for sale and our prices are trending upwards.
Though everybody likes to look on websites like Zillow, their “zestimate” values are often quite inaccurate. These large, impersonal websites don’t really know your home and our housing market.

This will give you a detailed look at your home compared with the other homes that are similar to yours and are currently for sale as well as those that have recently sold. You’ve probably heard that solar power saves you money and helps the environment. But does it pay off for your wallet?
It depends.
If you’re planning on living in your home for many more years, solar power might be a great option. But if you plan to sell your home sooner, maybe not.

Some buyers are turned off by solar power. And, though the systems can cost $20,000+, they don’t add much to the home’s assessed value. Sellers might even have to pay off the lease, potentially costing $15,000+. If the unit is leased, the new buyers will have to qualify to lease it, too. Are the panels removed when the lease is up? What about roof damage?
Questions to ask yourself
To help you decide whether to “go solar” or not, ask yourself:
* Are you planning to sell your home in the near future?
* If you buy the system, how long will it take to pay it off and see savings? This could take 10+ years.
* If you lease the system, what if you sell your home?
* How does the power company meter the system? Are rates guaranteed?

With only around 200 homes for sale in Green Valley, finding that perfect home has become more difficult. In some cases, homes are selling within just days on the market.
“Finding and buying that perfect home can become more difficult if you’re looking for a home in certain neighborhoods, views, three-car garages, or other specifics that not every home has,” said Scott Chancellor of Realty Executives, our real estate Insider. • Check the MLS Daily. Find a web site that will give you instant alerts straight from the MLS of Southern Arizona. Avoid those large websites listing homes for sale, as their information can be old. Like reading yesterday’s newspaper, the home could already be sold before you even knew it was for sale.
• Be ready to move fast. Get an agent that will be able to show new properties to you quickly and make quick offers on your behalf.
• Make a strong offer. If the home is new on the market and has everything you are looking for, don’t be afraid to make a full price offer. It’s probably perfect for someone else, too.
Remember, the home you see today and plan to think about tonight is the same home that someone else saw yesterday and will buy today.

Renters have a million reasons why not to buy -- not being tied down to one home, not being responsible for home maintenance, no tax bill, no HOA fees and so on.
But there are better reasons to buy instead of throwing your money away renting year after year.

If you’re considering selling your home or buying a new home, you’ve probably checked out Zillow to see what they say your home is worth. Don’t trust the “Zestimate.”
Don’t believe everything you read on the internet.
Zillow is also the wrong place to find a local Green Valley agent. Zillow premier agents are just paid advertisers. A lot of these agents aren’t even local Green Valley agents.
Zillow might be a good starting point to look at homes and find open houses, but it’s not a great tool for finding the values of homes. Some values could be over 20% off of the home’s real value. So a $200,000 home could be listed anywhere between $160,000 and $240,000.
Green Valley is a diverse, one-of-a-kind community where you can find both upscale and modest homes in the same neighborhood, making it a big challenge to get proper home values. For an example, you can have a home that is over $300,000 across the street from a $150,000 home, with a $40,000 condo down the street.
Find a local Green Valley Realtor.
So, go ahead and look on Zillow. Enjoy its nice photos, but if you are looking to buy or sell, your best bet is always to find a local Realtor who knows the area and will give you accurate information on local home values.

The magic of curb appeal. Everyone’s heard about it. Some fresh paint on the front door and a manicured yard and potential buyers will stop for a look. But then what?
The condition of your entire property has a huge impact on selling your home for the most amount of money in the quickest time. To do that, it’s important to clean, remove and repair.
Clean - Give your home a thorough cleaning. The shine and fresh smell of a crisp and clean house cannot be overstated.
Remove - Take out excess furniture, personal photos, and any fixtures that aren’t included with the sale. Clean out pantries and hall and linen closets. Organize the garage. Make the kitchen inviting by removing all the clutter.
