Our real estate market has been changing over the past year, going from one favoring sellers to one favoring buyers. There are fewer buyers than a year ago, and our inventory of homes has almost doubled over the past few years. We are starting to see a slight reduction in prices.
Inventory of homes has increased
Here are the numbers:
Green Valley: 160 single family, 145 townhomes, 72 condos for sale, and 55 single family, 51 townhomes, and 8 condos under contract
Quail Creek: 62 homes for sale; 23 under contract
In the past 6 months, 313 homes sold in Green Valley; 75 sold in Quail Creek. Fewer homes were sold this year than during the same period last year. Shortages still exist in some types of homes; for example, only 8 have pools, and 9 have 3-car garages.
Even with the lower pricing, homes with extras like scenic views, 3-car garages or special features inside are still commanding above-market pricing. Sellers with appealing homes that are priced right still sell very fast.
Prices may adjust, but not crash
The good news is Green Valley is still one of the best places to retire in the USA. It’s very affordable and a safe place to live.

Location, location, location? You’ve heard these often-repeated words due to the importance of location to buyers looking for a home. When selling a home, however, you need to consider three other little words.
Location, condition and price
Each of these determines how fast your home sells and the value of your home (Time vs Price).
• Location – Always a key part of selling a home, this is the one thing you cannot change.You can’t just pick up your home and move it. Every Green Valley homeowner will tell you theirs is the “best’ neighborhood, but what matters is what the buyer thinks. Location also means surroundings – positives like mountain views and backing up to common areas, and negatives like freeway noise and lack of privacy.
• Condition – Your home’s condition is something you can and should change if you can recoup the investment. Repainting and replacing carpets are normally cheap investments that can make a big difference. A clean, fresh-smelling home is an easy way to change its condition.
• Price – Price determines how fast a home sells based on its location and condition. Priced too high could mean no showings and no sale. Priced too low could mean a fast sale that leaves money on the table.

If you watch TV commercials, you would think this happens all the time. There is a company that advertises this type of property fraud. For the price of a monthly subscription, they will notify you if someone changes the title on your home.
I have not heard about this happening in Green Valley, but if it did, it could cause you lots of headaches, time and money getting the situation resolved, even requiring an attorney.
Get protection for free
The good news is that Pima county is offering a similar service, Fraud Notify, for free. Fraud Notify will notify you if anyone has made changes to your home’s title, helping to keep you from becoming a victim of this type of property fraud.

Although this type of fraud is rare, the sooner you find out that someone is trying to make changes to the ownership of your property the better off you will be. It is better to be safe than sorry! (Especially when the service is free!)
