If you watch TV commercials, you might think this happens all the time. Some private companies advertise this type of property fraud. For the price of a monthly subscription, they will notify you if someone changes the title on your home.
I have not heard about this happening in Green Valley. If it did, the situation could create many headaches. It would cost precious time and money for you to get the situation resolved, possibly even attorney fees.
Get protection for free
• The good news is that Pima county offers a similar service, Fraud Notify, for free. Fraud Notify will notify you if anyone has made changes to your home’s title, helping to keep you from becoming a victim of this type of property fraud.

• Go to the Pima County Recorder website: https://www.recorder.pima.gov/FraudNotify, then follow the instructions.
• Although this type of fraud is rare, the sooner you discover that someone is trying to make changes to the ownership of your property, the better off you will be. It is much better to be safe than sorry, especially when the service is free!

Green Valley homeowners saw an increase in their recent property tax bills. Though the city has some of the lowest property taxes in Arizona, a price hike can be disconcerting. Fortunately, you have options.
How to save money on your tax bill
Many people are unaware of discounts that could lower those taxes, providing a measure of relief. These include:
• 100% disabled persons
• widow/widower’s
• disabled veteran
• senior valuations exemptions.
It’s worth checking to see whether any of these apply to you.
When purchasing a home, be sure to examine its current property tax bill. If it reflects one of these discounts, you might not be eligible, and your own bill will be higher.
If your bill is still too high
Property tax value is determined by looking at the past 36 months of similar properties (size, age, location). If you feel your home has been overvalued, you can file an appeal.

I received a question about a proposed road that may (or may not) be built in Sahuarita in the next 20 to 50 years. New homes are currently being built there. Should REALTORS disclose this?
My short answer is No. REALTORS don’t have to disclose what might happen in the future.
What sellers must disclose
Sellers must disclose on the Seller’s Property Disclosure Statement (SPDS) the age of the roof, heating/cooling system, plumbing etc. and any current or past defects that could be pertinent to the sale such as water leaks, termites, mold issues etc. The listing agent MUST also disclose any information about the property that would be pertinent to the sale, even if the Seller didn’t disclose it on their SPDS.
What need not be disclosed
Sellers are not obligated to disclose incidents like natural deaths or suicides, some other crime issues, and sexual offenders nearby. The Buyer would need to investigate this.
Buyers’ responsibilities
Buyers are also responsible for disclosing issues to Sellers. For example, if the Buyer becomes unable to purchase the home, the Buyer’s agent must immediately notify the Seller.

Some sellers want an Open House all the time and others think it’s a waste of time. Real estate agents will tell you every home is different, and some are better candidates than others.
Lots of “Lookie-Loos”
Lazy agents know all the reasons not to do Open Houses. It’s true that most who attend your Open House will be unqualified buyers, nosey neighbors and curious Lookie-Loos who have no intention of buying. In rare cases, there could even be some security and theft issues. And for some high-end properties, an Open House might not be the best marketing strategy.
I believe, in most cases, an Open House can be a great marketing tool, and a great way to open your home up to many buyers in a no-pressure situation.

• Extra exposure - get more than one buyer in your home at the same time.
• Lack of pressure - Buyers can look around as much as they want, without feeling pressured by having an agent showing them around.
• More knowledgeable agent - The listing agent knows all about how special your home is; the more the buyer sees your home the more knowledgeable they will be about all its special features.
• It’s free - and you even get free advertising via the internet.

Our real estate market has been changing over the past year, going from one favoring sellers to one favoring buyers. There are fewer buyers than a year ago, and our inventory of homes has almost doubled over the past few years. We are starting to see a slight reduction in prices.
Inventory of homes has increased
Here are the numbers:
Green Valley: 160 single family, 145 townhomes, 72 condos for sale, and 55 single family, 51 townhomes, and 8 condos under contract
Quail Creek: 62 homes for sale; 23 under contract
In the past 6 months, 313 homes sold in Green Valley; 75 sold in Quail Creek. Fewer homes were sold this year than during the same period last year. Shortages still exist in some types of homes; for example, only 8 have pools, and 9 have 3-car garages.
Even with the lower pricing, homes with extras like scenic views, 3-car garages or special features inside are still commanding above-market pricing. Sellers with appealing homes that are priced right still sell very fast.
Prices may adjust, but not crash
The good news is Green Valley is still one of the best places to retire in the USA. It’s very affordable and a safe place to live.

Location, location, location? You’ve heard these often-repeated words due to the importance of location to buyers looking for a home. When selling a home, however, you need to consider three other little words.
Location, condition and price
Each of these determines how fast your home sells and the value of your home (Time vs Price).
• Location – Always a key part of selling a home, this is the one thing you cannot change.You can’t just pick up your home and move it.
