We are currently in a challenging real estate market. The inventory of homes is up and the sales are down.
The days of putting up a “For Sale” sign and the home is SOLD is over. Most sellers are still trying to get top money while the buyers are looking to get the best deal and the best home.
Seller needs to stop pricing at the top of the market and “Chasing the Market” down once it doesn’t sale, they need to get Infront of the market.
If you want a quick sale:
Price– Get the right price at the start
Sellers should price just under the market, make your home the best deal in the neighborhood.
Clean, remove and repair.
The condition of your entire property has a huge impact on selling your home at the highest price in the quickest time. To do that, it’s important to clean, remove and repair.
Clean- Give your home a thorough cleaning. The shine and fresh smell of a crisp, clean house cannot be overstated.
Repair- Fix items that aren’t in good working order. Don’t forget about the roof. Buyers in Green Valley avoid properties with lists of little repairs.

If you watch TV commercials, there is a company that advertises this type of property fraud prevention. For the price of a monthly subscription, they will notify you if someone changes the title on your home and will help get the title back in your name. Over the past year, I have heard there have been several cases of title fraud in Green Valley.
Get protection for free
The good news is that Pima county is offering a similar service, Fraud Notify, for free. Fraud Notify will notify you if anyone has made changes to your home’s title, helping to keep you from becoming a victim of this type of property fraud. You can also sign up to watch a family member’s property.

Although this type of fraud is rare, the sooner you find out that someone is trying to make changes to the ownership of your property the better off you will be. It is better to be safe than sorry! (Especially when the service is free and very easy to do!)

Solar panels are a common question for new and long-term homeowners. To help you decide whether to “go solar” or not, consider the following:
Plus side:
• Long-term savings • Good for the environment
Negative side:
• If you choose to purchase, it may take 10+ years to pay off and eventually see savings.
• If you choose to lease the lease, it is not always easy to transfer when the sale and/or transfer of the home occurs.
•Warranties are typically not honored if the original installation company goes out of business.
• If you have roof damage, the solar panels are expensive to remove and reset.
If you plan to sell your home in the future, new sellers are not all attracted to homes with solar panels. Please ask yourself the following questions before making the choice:
1. What condition is the roof currently in?
2. Does this add financial value to the home?
3.Will a lease or purchase plan be transferable to new owners?
4.Will the warranty be transferable to new owners?
5. Do I plan to lease or buy the panels?
6.Will it add value to the home in conjunction with the amount paid toward the panels?

So, what’s going to happen with the Green Valley housing market in 2026? I get this question all the time. Nobody knows for sure what the future holds, but it’s always fun to make some educated guesses.
A few predictions for the coming year:
• Housing Market will remain the same. The inventory of homes will increase a bit in 2026. Though some neighborhoods could see some large price reductions, these are the areas where the HOA covers most of the expenses (insurance, roof maintenance, landscaping) around the home.
• Interest rates will come down. Interest rates for a 30- year conventional loan have been in the 6% range over the past year, I would expect to see rates come down to the 5% range over the coming years, but be careful. If you find the right home, buy it. Don’t wait for the rates to drop, since you can refinance later if they do drop. Don’t miss your opportunity to buy the right home.
• Canoa Ranch – New Homesites --These golf course lots at Canoa Ranch will remain idle for another year. Once developed, these home sites will feature some of the best views of the Santa Rita Mountains in Green Valley.
